You worked very hard to get this listing in the contract, hoping house will sell and commission check will come in. And now for some reason or another house seats on the market for 40, 50, 60 or more days, and your wonder why, since it seems everything is done right to take this listing and put this house on the market. But is it always a case?
With the power of internet, coming to our PCs, iPODs and iPhone preliminary shopping starts at peoples’ computers. For anything and everything buyers would like to determine first what exactly do they want before they actually go shopping. Interesting enough, it concerns almost everything starting from baby clothes and toys to the most expensive items such cars and houses. Many, people will form an impression of what they immediately see, and if they will like what they see it may lead to a purchase contract SOON. This is why representing a listing in a right way is so very important. Personally I think all vacant homes should be staged, and homes occupied by the owners, should be fully prepared and spruced up before they could be placed on the market.
Below are some examples of what you SHOULD do, if you would like for your listing to seat on the market like well… forever –

I would never guess looking at this picture that $700K price tag is attached to this property, which would communicate to $35K commission check. Most of the agents work really hard to prepare their listings for sale and do everything possible t o show property to it’s best potential. I personally know many agents who pay for the staging of the house.
Here is a simple math:
$700K listing shown like this. Currently on the market for 102 days. Commission is $0.00
Similar home (shown below was listed for $640K. Potential commission was $32K.
House we staged was sold in 2 week with $80K over asking price, with a commission check of $36K (for both side of the transaction). Our staging charge for the home was $2K.

Ultimately, seller and agent were in big +++ and at the end staging brought more income than it was expected. Agent told us that from now on she would pay for the staging herself. Once she started doing this, she got more listing and her income increased significally. Also, it is nice to realize that staging is a great marketing tool and as a form of marketing it is tax deductible for real estate agents. Something to think about!
